What Happens After You Accept an Offer on Your Home?

Accepting an offer on your home is an exciting milestone — but it’s not quite the finish line yet. Once your home goes under contract, there are still several important steps before closing day officially arrives.

As a Realtor® in Erie, PA, one of the biggest things I do for sellers is help them understand what to expect during the home selling process so there are fewer surprises and less stress along the way.

If you’re selling a home in Erie County or anywhere in Northwest Pennsylvania, here’s what typically happens after you accept an offer.

1) Your Home Goes Under Contract

Once both the buyer and seller sign the purchase agreement, your home officially goes under contract. The buyer will usually submit an earnest money deposit, which shows they’re serious about moving forward with the purchase.

At this point, the closing timeline begins. Most home sales in Pennsylvania close within about 30–45 days, depending on financing, inspections, and other transaction details.

2) The Buyer Schedules Inspections

Most buyers include a home inspection contingency in their offer. Inspections are typically scheduled within the first 7–14 days after going under contract.

Common inspections may include:

  • General home inspection
  • Radon testing
  • Pest inspection
  • Sewer scope or septic inspections
  • Well water testing, if applicable

The inspector evaluates the condition of the home, and afterward the buyer may request repairs, credits, or other concessions.

This part can sometimes make sellers nervous, but inspections are a very normal part of the Erie, PA real estate process.

3) Repair Negotiations May Happen

After inspections, there may be some additional negotiations between the buyer and seller.

5) Title Work and Closing Preparations Begin

While inspections and financing are happening, the title company works behind the scenes preparing everything needed for closing.

This process may include:

  • Verifying taxes, payoffs, and ownership details

At this stage, sellers should also begin preparing for their move and organizing any final paperwork or utility transfers.

6) The Final Walkthrough Takes Place

Shortly before closing, the buyer will complete a final walkthrough of the property.

This is simply to confirm:

  • The home is in the agreed-upon condition
  • Any negotiated repairs were completed
  • No new damage has occurred
  • Agreed-upon items remain with the home

Final walkthroughs are usually quick, but they are an important final step before closing day.

7) Closing Day Arrives

Closing day is when all final documents are signed and ownership officially transfers to the buyer.

Once funds are received and the transaction is recorded, the buyer receives the keys — and your home sale is officially complete.

It’s always a bittersweet moment for sellers, especially when a home holds years of memories, but it’s also the exciting beginning of a new chapter.

Accepting an offer is a huge step, but getting from “under contract” to “sold” requires communication, coordination, and experience to keep everything moving smoothly.
